Phil is originally from the Midwest, growing up raising live stock, planting wheat, corn and soybeans on the family farm which was located in the central part of Illinois. Phil attended Colorado State and Western Illinois University, studied in economics with a minor in psychology and received his Bachelor of Arts Degree from W.I.U. in Macomb, IL. He entered the multi-line insurance business with the Country Companies, Inc. and after eleven years, he and his family moved to the sunshine state. Phil continued working in the insurance industry with Mutual of New York – MONY until 1979 when he became Licensed to sell Real Estate in Florida. Phil has been focused in Commercial Real Estate ever since and has a wide range of experience in site selection duties for national chains, oil companies and banks. He has represented franchisee’s for Pizza Hut, Arby's, and Perkin’s restaurants in Charlotte, Lee and Collier Counties and over the years, he has been involved locating various commercial sites throughout Southwest Florida for Park Way Federal Bank, Mobil Oil, McDonalds, Burger King, Barnett Bank, Wendy’s, Discount Auto Parts, Walgreen’s, plus several others. Currently, Phil spends his work week concentrating on the sales and leasing of commercial, medical and industrial properties in Cape Coral and Fort Myers and on the weekends, you may find him cruising around town in one of his classic cars ranging from his 1926 T-Bucket to 1956 T-Bird. Phil serves on the Board of Directors for the Cape Coral First United Methodist Church, a long standing member of the Cape Coral Chamber of Commerce and National Association of Realtors.

Philip V. Deems is a twenty plus year commercial and industrial real estate veteran in Southwest Florida. He has represented numerous clients in office, retail, medical, charter school, church and industrial sectors primarily in Cape Coral and Fort Myers. He has a long record of successfully guiding local and national clients with their real estate acquisitions, leasing needs or dispositions. Phil Jr. is married to his lovely wife, they have three sons and three dogs. He enjoy's boating, scuba diving, fishing and golf. He's also an active member of the Rotary Club of Cape Coral Goldcoast as President 2017-2018, Board Member of the Cape Coral Community Foundation and Member of National Association of Realtors.

Kendell Deems, Residential Consultant
Kendell C. Deems "Kacy" is the residential specialist focusing in single family homes, town homes and condominiums primarily in Cape Coral, Fort Myers, Estero, Bonita Springs, Naples, Marco Island and the beaches located in southwest Florida. She is a Member of the National Association of Realtors. Originally from Columbus, Ohio, Kacy moved to Cape Coral, Florida in 1984. She played high school volleyball and received a full athletic scholarship to FIU, where she studied Business Commerce. She enjoys spending time at the beach, fishing, boating, gardening and enjoying all that beautiful Southwest Florida has to offer. Kacy is the mother of 3 grown boys, who provided expert training on multi-tasking, high-stress situations and juggling a full schedule - skills she continues to use daily with clients and customers throughout the Gulf coast.

Phil is a Southwest Florida Native who was raised by a Family of Real-Estate Professionals Actively Engaged within our SWFL Communities since the Mid-80’s. Since childhood, Phil has always had the niche for working hand-in-hand with his Family and Show-Casing all that SWFL has to offer to Investors, Business Owners, Individuals, and the alike. Prior to joining the Brokerage, Phil Established a Telecommunications Construction Company in 2014, serving as the active President and CEO assisting carriers with build-outs and gap coverages in underserved or heavily trafficked areas. Phil’s involvement with his Telecommunications Business has led him to purchase strategically located commercial & industrial spaces for the business to operate at full capacity, so understanding any commercial or residential client's needs can be easily relatable. When Phil is not working with his clients, he finds himself on the water, fishing, scuba diving, golfing, and spending time with family & friends. As a business owner and a client representative for Phil Deems Real Estate, Phil strives daily to be positive, and hardworking and is dedicated to providing a smooth real estate experience and will go above and beyond to provide the best service to his clients.
